Occupancy and Visitors Policy

Maximum capacity, visitors, and access rules.

Occupancy and Visitors Policy

Summary

Occupancy is limited to the number of guests disclosed, documented, and authorized in advance. Any visitor is treated as an additional guest and requires a formal change to the booking, payment of the applicable additional-guest fee, and advance submission of identification for registration with the building's front desk. Rotation, alternation, or informal substitution of occupants during the stay is prohibited.

Rules

  • •The booking is valid only for the number of guests stated at the time of booking, subject to the property's maximum occupancy. Adults, children, and infants all count toward occupancy (see Identification Policy).
  • •Every occupant must be included in the booking, documented, and authorized in the building's front-desk/access-control system.
  • •The booking holder is responsible for every occupant, including their conduct, compliance with the rules, damage, fines, and all other consequences arising from occupancy (see General Policies and Damage and Fines Policy).
  • •Any visitor is treated as an additional guest once that person enters the condominium or accesses the property.
  • •Before an additional guest arrives at the condominium, the booking holder must request a formal change to the number of guests on the booking, pay the applicable additional-guest fee, and submit the person's identification document for registration and authorization by the building's front desk.
  • •Without a formal booking change, payment of the applicable fee, and submission of identification, access is not authorized.
  • •Additional access authorizations may take up to 60 minutes to reach the building's front desk.
  • •Registration and authorization of additional persons are processed only during the team's service hours: Monday through Friday: 8:00 a.m. to 10:00 p.m., Saturdays, Sundays, and public holidays: 9:00 a.m. to 10:00 p.m.
  • •Rotation, alternation, informal substitution, or swapping of guests during the stay is prohibited.
  • •Our properties are located in residential, family-oriented condominiums and are therefore not intended for casual visitors, impromptu meetings, rotating guests, spontaneous dates, social gatherings, or frequent third-party traffic.
  • •Unregistered persons are not permitted to enter, even briefly.
  • •Healthcare professionals, babysitters, and pet sitters are also treated as additional access persons and must follow the same advance registration procedure.
  • •Guests may not independently hire repair, maintenance, or technical service providers to enter the property.
  • •Total access to the property may never exceed the unit's maximum occupancy.

Penalties

  • •Attempted entry or presence of an unregistered person results in blocked access at the front desk, a R$300 fine per occurrence, the applicable additional-guest charge, and any condominium fines that apply (see Damage and Fines Policy).
  • •Occupancy above the permitted limit results in a R$500 fine per excess person, per day, the applicable additional accommodation charges, and possible immediate vacation of the property without refund (see Cancellation Policy).
  • •Unauthorized rotation, alternation, or substitution of guests results in a R$1,000 fine per occurrence, cancellation of the access authorization of the persons involved, and possible early termination of the stay without refund.
  • •Repeated violations of occupancy and visitor rules result in immediate termination of the stay, required departure from the property, retention of the security deposit, and recovery of any additional losses, damages, or fines.

Acceptance

By making a booking, the guest acknowledges that only persons who have been registered, documented, associated with the booking, and authorized in the building's front-desk system may access the property.

The guest acknowledges that every visitor is treated as an additional guest and is subject to a formal booking amendment, payment of the applicable fee, prior submission of identification, and front-desk authorization, and that failure to comply results in automatic application of the penalties established in this policy.
